Terms & Conditions

BOOKINGS
A booking will be held confirmed once the initial deposit has been paid and the terms and conditions have been signed.

DEPOSIT
An initial deposit of 25% of the villa rental must be paid prior to confirmation of the booking. No contract will exist with Folia until the funds and a signed booking form have been received and accepted. If funds are not received within 5 working days the reservation shall be deemed as being cancelled. Should the booking be cancelled, charges will become payable in accordance with the cancellation paragraph herein.

PAYMENT
Payment of the outstanding balance must be paid at least 45 days prior to the day of arrival. If Folia does not receive the balance by the due date, Folia reserves the right to cancel the booking and cancellation charges will apply. If the booking is made within 30 days of arrival, the whole cost of the villa rental shall be due at the time of booking.

CANCELLATION AND AMENDMENTS TO RESERVATION
If it becomes necessary to cancel all or any part of the booking, Folia must be notified by email. The cancellation will take effect from the day the email is received. The following cancellation charges will be payable depending on when the notification of the cancellation is received by email:

• 45-30 days before arrival date:  50% of deposit returned.

• Within 30 days of arrival date: All fees non-refundable.

• Any change to the original reservation is subject to the approval of Folia.
  

ARRIVAL & DEPARTURE TIMES
The check-in time is after 16.00, and checkout time is prior to 11.00, unless otherwise agreed. Flight arrival/departure times will be taken into account where possible. It is important that these times are respected in order for the house to be prepared in time for guests.

ALTERATIONS AND CANCELLATIONS BY FOLIA
In the unlikely event that Folia will have to make any alterations to confirmed arrangements and if, for any reason beyond our control, we are unable to provide you with the villa, Folia reserves the right to cancel the reservation and refund any monies already paid in full, less any bank transfer charges.  Folia shall not be liable for any further obligations or claims by the client.

REGISTERED GUESTS
Only those persons stipulated on the booking form may reside at the property as guests. Please notify us as soon as possible of any changes. The number of people staying at the property must not exceed the maximum capacity indicated in the website or elsewhere, except in the case of infants (under two years old), or unless specifically authorised. Should the owner or local representative find that the number of people staying at the property exceeds that on the booking form, he may, at the discretion of Folia, ask the extra person or persons to vacate the property forthwith. No camping is permitted in the property grounds.

SECURITY DEPOSIT
A refundable security deposit of £1000 will be required with the final balance. This is to cover the cost of any damage or breakages to the villa or its contents. This will be refunded within 14 days of the end of the booking, subject to post-booking checks.

INSURANCE
It is strongly recommended that the entire party be covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Folia cannot accept liability for any claims including any accidents related to the use of the Villa facilities or locally-procured third party services such as, but not limited to, water craft, water sports, jeep or motorbike rental.

Folia shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside its control such as civil disturbances, fires, floods, severe weather, acts of God, and acts of Government etc.

By acceptance of this contract it is assumed that this requirement has been and will be agreed in full.

COMPLAINTS
Folia does not accept any responsibility for the breakdown of the supply of water, electricity, or of swimming pool filtration systems, though we will endeavour to arrange for any such problems to be solved quickly if they are within our control. The nature of the location being a small and relatively remote island means that occasionally there are power cuts and the water supply can be sporadic, especially during the summer months.

CONDUCT & BEHAVIOUR
The person signing the contract is responsible for the correct and appropriate behaviour of the guests staying at Folia. Should any member of the party not behave in such a manner, management may at their discretion ask the offending guest or guests to vacate the villa forthwith. Please be aware that in Greece, siesta is taken between 14:00 and 17:00 so please be considerate about noise levels during these times.

VALUABLES
Any valuables at the property are left at the tenants’ own risk. Folia is not responsible for loss or damage sustained.

DUE CARE AND SUPERVISION
As part of this agreement guests are required to take due care when residing at the villa and especially children playing in the gardens, near the entrance from the road and near or in the pool.
